Rental Applications and Policies

Landlady Apartments follows the Fair Housing Act and will not discriminate against any person on the basis of race, color, religion, disability, gender identity, sexual orientation, national origin, and family status.

Landlady Apartments will conduct a credit report upon receiving the application. If the report indicates that a co-signer is needed, we will accept a Lease Guaranty from a qualified party.

The applicant must have a positive payment history and no unpaid balances due to their former landlords. The applicant must resolve any lease violations or pay any outstanding debt prior to acceptance. No applicants with a previous eviction or felony conviction will be accepted.

Proof of income may be verified through employment contacts, recent pay stubs, bank statements, or W-2 forms. All applicants must have a Lease Guaranty if not financially independent. The Guarantor assumes total responsibility for the lease in the event of non-payment or damages.

Applicants must provide proof of identity with a state-issued identification, passport, visa, or equivalent documentation. There is a $20 fee per application processed.
